Detailed Service Process

Pre-construction Process

  • Choose the contractor, check and negotiate the price.
  • Hold bidding to select main contractor and contractor for other related systems, check appropriateness of contract period and workload.
  • Considering contract period and price proposed by contractor not appropriate, construction supervisor to be an owner’s representative for further negotiation.
  • Once work for main contractor and other related work is finalized, construction supervisor to check and propose workload for each period for approval, then to start construction.

Construction Process

  • Manage and Supervise construction efficiently.
  • Prepare documents for management and supervision for related parties to understand scope of work and responsibility, identify process to deliver documents e.g. material approve, shop drawing, also identify standard form to use in the project.
  • Check Master Construction Schedule to follow up.
  • Check construction report and monthly plan.
  • Check man power plan to suit each construction process.
  • Check and identify suitable number and location of machine.
  • Prepare the delivery plan of material, equipment to be purchased by owner to suit period of construction.
  • Advise about change of work and extension of contract.
  • Supervise the construction correctly and on-schedule according to plan and construction list.
  • Control quality of work and materials.
  • Supervise the safety and free-of-pollution construction area and neighborhood.
  • Coordinate with owner, designer, and contractor.
  • Hold a meeting, follow up progress of work, and do a monthly report.
  • Interpret and supervise according to form, list, and contract for smooth construction and free of damage to work and owner.
  • Stop or fix once damage on construction or people and property is foreseen.
  • Coordinate with system contractor, main contractor, and other contractors for harmonize operation.
  • Check and inspect work.

Post-Construction Process

  • Manage people to record and accept defect list.
  • Coordinate with related parties to fix according to the list.
  • Make a list to hand over the area and other materials and equipment to the owner.
  • Arrange contractor to do building manual, material list, material warranty and maintenance.
  • Collect the key system.
